Before Goldsmith Property, I spent seventeen years working on elections, in Bosnia, Kosovo, Georgia, Afghanistan, Iraq, Pakistan and elsewhere. On the big ones I was running them. I was Deputy Chief Electoral Officer for Afghanistan in 2005, responsible for a $159M budget and over 200,000 people working on election day. On the rest I was advising election commissions or training their staff to run their own.
You learn one thing doing that, over and over. There are two jobs, not one. Running a proper election is the first. Being able to prove you ran one is the second, and if you fail the second the first counts for nothing, because people do not trust what they cannot see evidenced.
Letting property is the same. Staying compliant is one job. Being able to prove it, eighteen months later, in front of somebody who is looking for the gap, is another. That is why we serve documents by email and keep the delivery record rather than handing paperwork over at the door.
I also have a master's in international law, which is less interesting than it sounds but does mean I read the legislation myself rather than waiting for somebody to summarise it.
