At Goldsmith Property we offer a range of service levels for landlord, depending on their level of experience in letting property and the services they require:
Let Only
Goldsmith Property will market your property for you, conduct viewings and reference prospective tenants. Once a tenant is selected we will send all the required paperwork and the tenancy agreement to the tenant, collect the first month’s rent and deposit, protect the deposit and check them into the property. We then pass the tenants on to you to manage, to respond to all enquiries and questions, to deal with any maintenance issues reported, to collect ongoing rent and chase arrears, and to deal with the end of tenancy, check out and deposit return/deductions.
This service is only really suited to landlords who are full time engaged in managing their property or have a team that does this for them, so that they can respond quickly to tenant enquiries and maintenance issues, rent arrears and ensure they remain up to date with ever-changing legislation.
Fully Managed Service
With the Fully Managed service Goldsmith Property does all of the marketing and tenancy set up that is part of the Let Only service, but we also take away the day-to-day management of the property. We are the point of contact with the tenant, we deal with maintenance, we collect rent and provide you a monthly statement, we chase arrears and can arrange payment plans for tenants to catch up on rent, we can serve notice to tenants when required, we process tenancy extensions and end of tenancy arrangements, we ensure all safety certificates are kept up to date and we arrange for transfer of utilities.
Full management is ideal for busy landlords who want to enjoy the income from their property but do not want to deal with the daily grind of issues that occur with managing properties and also do not have time to keep up to date with ever-changing legislation.
VIP Management Service
The VIP service covers all of the services included under Full Management, but includes some of the services charged for under Full Management as free, such as tenancy extensions, serving of notices to tenants, preparation of Non-Resident Landlord paperwork for HMRC and court attendance for eviction hearings. It also includes an annual review of your portfolio to advise on ways that you can maximise your property returns, access to legacy planners that Goldsmith Property uses to plan for handing over investments to family members, and will get you first access to property deals that we source for our managed landlords.
The VIP service gives you peace of mind that if a tenancy goes bad we will still be there to help you at no extra cost. It also provides you with invaluable access to our experience as landlords in looking for new investments. We can show you what has worked for us as landlords and investors so that you can plan how to expand your portfolio.
