Goldsmith Property was set up by Ben Goldsmith in 2013. We had been landlords for years by then, and tenants for years before that, so we had seen the lettings market from both sides and knew exactly how bad the service could be from either one.
Letting property is now a legal minefield, and that is not an exaggeration. Get one thing wrong and you are looking at a fine, a rent repayment order, a ban on letting property, and in the worst cases a prison sentence. Most landlords we meet have done the work. What they cannot always do is prove it.
That distinction is what this business is built on. Staying compliant is one job. Being able to prove you stayed compliant, eighteen months later, in front of somebody who is looking for the gap, is a separate job, and it is the one that gets missed. So we serve compliance documents by email and keep the delivery record, rather than handing paper over at the door and hoping. Several of our cases have gone to court. We have won all of them.
We are keen to work with landlords who want to provide decent accommodation, because well-maintained properties get tenants who stay longer and treat the place like a home, and that is worth more than any rent increase. We will always be straight with you about our fees and we will work hard for them.
